The development of construction area B on the Eichplatz site in Jena is making progress

The conclusion of the award procedure for construction site A of the Eichplatz site in Jena (end of 2020) was also the starting signal for the process of developing construction site B. Here, too, the work with the workshop committee continues to form the basis. From September 2021, the city of Jena took part in the application process for the Future Center for European Transformation and German Unity with the Eichplatz site, construction site B. In agreement with the workshop committee, the further development of a concept for construction site B was suspended for the time being. With the Federal Government's final decision in favor of the Halle site, the process for Site B was resumed.

Construction site B, consisting of three building plots with a total floor area of approx. 2,800 m2 , is to be awarded to a bidder or bidding consortium on the basis of a heritable building right. In addition, a joint underground parking garage is to be built under construction site B, which will be accessed via the underground parking garage entrance of construction site A. The concept for the development of the construction site, which was drawn up in collaboration between the city administration of Jena and the workshop committee, provides for the following criteria for the award procedure:

  • possible mix of uses consisting of public use, residential, office, retail and gastronomy in the first floor zones
  • Parallel development of the three building plots in one project
  • Ensuring high-quality architecture through an EU-wide architectural competition with a focus on climate-adapted and sustainable construction in compliance with the urban development framework plan (4 - 5 storeys)

The above-mentioned contents were accordingly transferred to a draft resolution in order to specify the framework conditions for property development. This step serves to prepare the invitation to tender with the aim of having the further procedural steps decided by the city council on 07.06.2023.

Once the city council resolution has been passed, work will begin on preparing the tender documents so that the award procedure can probably begin in the first quarter of 2024.

Over the course of the summer, there will be further events with the workshop committee, including on the topic of climate-adapted and sustainable construction. The results will be incorporated into the tender documents.
